Question 1

Do you prepare permit drawings for projects in Los Angeles?

Accepted Answer

Yes. We prepare residential and small commercial permit sets for the County of Los Angeles and its incorporated cities. LA County contains over 80 cities, each with its own building department and submittal requirements. We format drawing sets to the specific jurisdiction reviewing your project, whether that’s the City of LA through LADBS, or a smaller city like Pasadena, Burbank, or Santa Clarita.

Question 2

Are you familiar with Los Angeles electronic plan review systems?

Accepted Answer

Yes. The City of Los Angeles uses the LADBS online plan check system, and many surrounding cities have adopted their own electronic intake platforms. We prepare and organize digital submittal packages to meet each jurisdiction’s specific upload, naming, and formatting requirements.

Question 3

Can you work across so many different LA jurisdictions?

Accepted Answer

Yes, and the variety is the point: 88 incorporated cities plus the county, each with its own intake requirements and electronic review system. We confirm which department is reviewing and format the set to that department, rather than submitting one house style everywhere.

Question 4

Do you do ADUs in Los Angeles County?

Accepted Answer

Yes, and they are a large share of the residential work here. Local amendments vary by jurisdiction, so we work to the reviewing department's current rules. Conversions in particular turn on ceiling height, slab level and where the services run, which is why we scan before the design assumes anything.

Question 5

Do you work on LA's hillside properties?

Accepted Answer

Yes: Calabasas, Agoura Hills, the Beverly Hills and Pasadena slopes and the unincorporated canyons. Hillside ordinances constrain grading, height and building envelope. We capture the terrain; the geotechnical and structural work comes from the project engineer.

Question 6

Can you provide LiDAR scanning for Los Angeles projects?

Accepted Answer

Yes. We bring our LiDAR scanning and drone equipment to project sites across LA County. LiDAR is especially valuable for remodel and addition projects in older LA neighborhoods where original plans may not exist or may not reflect what was actually built.
